Check out my layout at my website. It occupies a near identical space as yours will. I've developed a form of staging which "surrounds" the layout. This notion of staging may possibly be of some assistance to you in the planning stages.

Well thanks for the welcome. I'm just getting back into the hobby after being a away few many years, 30 plus. I am in the early stages of planing my HO layout. It will be a freelance line based around logging and coal mining. It will be all Steam powered based in the mid 1940's. This will allow me a good bit of options for loco's and rolling stock. I'm sure I will be asking many questions, DCC was not even a thought when I was doing this before. So far I have picked up a Bachmann Spectrum Shay and a Climax. Plus some rolling stock and a few building kits. My layout room will be 12'-0 x 12'-0 or maybe 14'-0. At this time the building where the layout will be built is not built. I'm in Florida now but we have property in TN and we will be moving there in the next year. Thats where the layout will be built. So for now I'm planning and collecting.
